I'm beginning to feel that searching for a decent Super Duty 4x4 regular cab long box that isn't beat to death, had a plow on it, or doesn't have a 200,000 miles on it is like searching for the Holy Grail.

Probably going to have to stick to major cities if you want to have a chance at finding one.

Chris, I've been searching Autotrader for a couple weeks now and everything that's worth looking at is 300+ miles away or an absolute pile. I've found a bunch of Ex cabs but they're to damn long and heavy for what we want to use them for. And to make things even more interesting the boss has given a price ceiling of $13,000.

Your absolutely correct. All the new builds I've done required exactly that. But I developed in another local. Within the city limits or outside of were city municipalities didn't exist. It also may depend on soil. Whether on clay, loam or sugar sand. No organics under the top soil line.
I talked with the director @ the DPW whom informed me that it was my responsibility and to call a plumber lol. Well, that didn't fly, I needed pre-construction information/code plans for home builders at the specific time my house was built. Sewer, Storm, Sanitary design. Also, I may have a hydrant leaking. I would like that checked as well.
They sent two guys out here with a copy of the build plans, build to suit code/ordinance. That was great. With that info, it was simple to see where the problem must be. The hydrant was not leaking, so they said. That's good news. So here, they apparently tie city sewer, storm together and don't allow sumps to discharge outside the building in the event of sewer backup. Sump pumps are not required at all, but if you have one, it discharge into the main sewer line only.

Anyway, the problem was a tree root. Which compromised my storm drainage/weep tile, which fed into a sewer feed, thru a crock to Iron collar. The building sewer line also tied in here. At the back yard easement, not the front/street. They have a separate storm sewer line for run off/free board. Yea, this is different lol.
I did call a plumber after I shoved a snake thru the clean-out and hit a wall of something I couldn't poke a hole thru. The Plumber had all the toys, -it took a big Ridgid auger to bore thru the root. I have large trees all around the place, so.. Once the obstruction was cleared, there was a loud whoosh! Like a monster toilet flush. Lots of water trapped under the house.

So, a sump, I'm holding off on for now. If I had a finished basement or planned to, then I would have one in case this happens again. But, I'm selling this one anyway. Unless one of the kids wants it for investment income. Deal w/renters. I'll never rent out again, to many uncaring slobs, savages and /or whatnots lol

^^^ Sounds like the nightmare my brother had out in Cali with a maple tree....the roots constricted the domestic and the sewar lines....all repairs came out of my brothers pocket eventhough its the neighbors tree....a year later the neighbor had the same issue so now the tree is gone....

Went and picked up my new hood tonight, I think I'm in love Hopefully next week/weekend I'll get to painting it and the bumper.

Yea, anything on your side of the fence is your problem. The tree in question here is huge Maple as well Black Maple I believe. It needs to go, but it's a nice looking/healthy tree. Provides great shade. You need to wear a helmet on the deck come fall. The squirrels bomb you w/acorns. Funny, my brother was nailed by a stray acorn while he was destroying an ear of corn. There was that big hollow sound when it hit. Made his eyes water.. Mine too

You laughed? You're bad.

I was sitting on a bench under a tree, waiting on the kids to get ready to go fishing and I thought an acorn hit my chest. Looked down and saw it was bird poop.
