Well I am a first time home buyer I'm just waiting on my closing date in August. I'm using my VA loan and since it a buyers market I got the seller to pay the closing cost in the deal.

Get the realtor to show it mostly to first time Fannie -mae buyers. If you can get the highest appraisal, most of them will jump quick.

I just got transferred over to the west side of the state near Grand Rapids. The wife and I just signed a purchase agreement on a new home....sorry :o

The other guy that transferred over here with me is trying to sell his house in Allen Park with no luck so far.

Where you looking to move?

Damn! I love the west side. Lived in the 'zoo for a couple years, best years of my life. Best of luck out there, I'm sure you'll enjoy it!

This devil is going down to North Carolina.

My dump will be on the market next week, so let the games begin!

I work for a homebuilder and unfortunately have to deal with realtors on a regular basis. This is what you need to do.

Find the realtor thats picture is everywhere. Realtors always have their picture with their ads. More pictures you see of someone, the more aggressive that person is.

Take out any extra furniture. You want your home to look as big and open as possible.

As much as I hate to say this. Pay the 6% commission. All the realtors care about is $$$$. If you are paying the highest commssion, I promise you they will show your home over someone who is paying a lower commission.

Do not get locked into a 1 year contract. Sign a 6 month if you can. Create urgency with the realtor.

Hope this helps, on a side note, as a general rule, I really hate realtors.

Screw that. I'm going with the sliding scale guy. Other "traditional" realtors I've talked with said they'd go to a 4% commission if they found the buyer or if I brought them one. Sliding scale guy tops out at 5%, 4% if he brings the buyer, 3% if its sold by someone that attends an open house, 2.5% if I bring him the buyer.

Johnson realtors, at least around here, couldn't care less about the percent of comission. The difference is typically .5%, not nearly enough to make someone go out of their way to show it or not show it. I agree with everything else you said for the most part. 6 month listing at the maximum. If they do a good job, just can't find a seller, relist. If they don't do anything for you than give them the boot.

I have had homebuyers say that a realtor showed them every builder in that subdivision but us. The homeowners came out a later time by themselves and happened to stumble upon us. Not being biased, out of probably 15 different companies, we are in the top 2 in terms of quality. Probably 1st now that we have rolled out a full "green" program for all our homes. We were the only one not showed.

Sounds to me like there is more to the story... just sayin'.
