Sooner than later it's not going to be allowed. Realtor.com is very close to not allowing these types of listings to be listed on their website since their program is for the realtors and/or brokers and not for the home owners. It's going to take a little longer for it to be stopped in MLS but from what I hear the wheels are turning to not allow it. Personally, I don't care, but it'll happen eventually.

First, buyers are going to knock an easy 5-7% off asking price regardless of who is listing it. Standard practice in MI. I doubt that will number will double due to FSBO.

I'd also like to clarify I don't plan on going FSBO, just the discount lister/broker route.

While my tolerance for *ahem* silly threads is slim, I am heartless and evil enough to play nice to unload my ghettolicious dump onto some poor unsuspecting bastard. I could sell a ketchup popsicle to a woman in white gloves (10 points to anyone that gets the reference).

You can take a good look at a T-bone by sticking your head up a bull's ***, but wouldn't you rather take the butcher's word for it?

I dunno anything about selling homes, but do I still get the 10 points???

UPDATE:

Starting to get the bad news rolling in. Damn I should have gotten out 2 years ago when the gettin' was still good. Lost $20,000+ in value in the last 24 months. D'oh! So far market analysis has been on par with what I thought it was going to be - ugly.

On the plus side, even if I sell in these conditions I'll still be on the plus side of what I actually purchased the house for. So, that's a huge plus and the way I'm looking at it. Other good news, my house kicks **** and everyone seems confident they can sell it. Sweet.

I'll have chosen a realtor this week and let the games begin. Oh, thus far the guy at Help-U-Sell is the #1 pick. Bright guy, been doing this forever, actually owns the local HUS office and they have a nifty sliding scale commission setup. It motivates him to sell it within his office, and gives me the chance to sell the place myself for next to nothing if I bring the seller. Sweet. Was a very logical system and motivates both them and myself to sell the place.
