Leather Cleaning Question

I'm in the process of my quarterly conditioning while its nice out, and had a quick question as it applies to the pre-cleaning. I usually take a hot damp towel and wipe all the leather down, and I've noticed that spots that get the most use tend to turn very dark quickly when I wipe over the spot with the damp towel, i.e. the steering wheel gets very dark, almost black, as soon as it gets wiped. They all dry nicely, and don't look bad when dry, so I was wondering what this could be attributed to, is it just the oils and/or dirt that has accumulated in those spots from regular use? Is it anything to worry about other than giving some extra TLC when cleaning?

I normally use the KR Conditioner, but recently bought some Leather CPR that I was thinking of trying on the wheel and drivers seat since they get the most use.

Thats the surface of the leather being more 'open' or worn than the rest. Happens to the bottoms of my front seats and the steering wheel. These areas absorb more and also take longer to dry.
