well it finally happened... discovered a small leak this morning. i got a appx 1,400 sf flat ,single ply epdm rubber bowl type with a drain in the center.. sheathing underneath is still in decent shape. any ball park figures anyone can shoot out there??

 

One of my football buds just came by and he's a roofer. He does mostly commercial roofs and he says that unless the roof is just totaled, there are coatings that can double the life of the rubber base sheet. Might wanna do a search for epdm coatings and see what pops up. We're gonna watch some football!

 

it looks like the previous owner put a big patch around the drain so maybye it could do that again.when i had the house inspected the inspector said the roof looked around 10- 15 years old and this was back in 02 when i bought it so..
