Talking F-150 Take me away!!!

Well guys and gals, the long and miserable summer rental season is over. All units are full all maintainence is done so I decided yesterday (Friday) to hit the road with my truck and visit my hometown of Carrollton, Ga. I can't wait to drive the twisty backroads and feel the cool, crisp autumn air. And every restaurant has sweet tea Yippee!

Forgive me for the excitement but both my truck and myself deserve this after what we did this summer (7 evictions, 5 water heaters, and countless other repair and maintianence projects). My handyman "Ron" needs a break too!

I don't get many vacations these days. What a reward this is gonna be!

I think I know what you are talking about. It's called a vacaron, or vactation, or something like that. I've heard of them before, but I didn't really think they existed.

I see you are in the, shall I say, multiple housing industry. So was I, for quite some time, as a lead maintenance person at several complexes. And yeah, renters do run ya to death, don't they? I could write a book how vacuum brained some tenants are when it comes to plumbing, appliances, etc.

I'm now a building superintendent at an exercise research institute. Although I handle over forty thousand square feet of building, I no longer have to wear a beeper to answer a flooding call at two in the morning, and I get to work out at a world class fitness center for gratis. Your handyman would envy my current job, especially if he's a fitness nut.

Have a great vacation....they're always too short! My wife and I broke in our new Expedition in Colorado, but it got us back to Texas way too quickly. Great truck, though!

Evictions and broken heaters are child's play. Ever had somebody abandon a rental? I can't enter the unit for 30 days AFTER I send a registered, return receipt letter to the tenants. I get to start counting the 30 days from when I either get the letter back or the return card.

By the time I can take back posession of the unit, I've lost 2 months rent and chances are, the place is a wreck and it will be another month before I get it rented out again.

Oh, I forgot to mention, I have to store their stuff for another 30 days before I can throw them away or sell them.

The security deposit doesn't even come close to covering the losses.

Needless to say, I reject 20 applications before I accept one. I'd rather leave the place empty for 3 months than have somebody I'm not sure about renting it. Haven't had a problem in over 2 years since I got so picky.

Sorry, just getting some landlord frustrations aired out.

Dennis, I hear what you are saying. Sounds like we have the same type of tenants (destruction, etc.) but I can have a tenant out and the ***** in the street in about 12 days total here in Fl. I also screen all of my tenants and check civil and circuit court records. I once looked in to buying properties up north at one time but the eviction process sucks in northern states! I guess you can't evict in winter in some states since the people may freeze to death or something. I could go on and on about the rental business but this may not be the place.

I brought back my 71 GMC truck from Ga. to start restoring it. I towed it with my f-150 on a U-Haul car hauler. I guess it was about 5,000 pounds + or - 500lbs. plus the regular 1000 pounds of crap in the bed. My F-150 strained a little on the hills but it kept speed. I drove all of the way 600 miles with overdrive off at about 60-65 mph (long ride) and still managed 11.9 mpg on Chevron gas (credit card convenience). I am very happy with my trucks abilities now to say the least. Now if the city mileage did not fluctuate so much (10-20?)

I see why when I used to rent the reasons my landlord was good to me.
I paid my rent on time and didn't trash his property.
As long as you do those 2 thing I don't think they care much else what you do.
He even let me rent month to month instead of making me sign another lease.

54regcab, I even take a little off the rent at X-mas for my good tenants. I had two of them that just bought houses in the last two weeks, I don't feel so bad when they move out cause they bought a house. I encourage them to buy houses if they can. But I always seem to have about 25% of them that I am always screaming at, etc. just like a bunch of damn kids!

I suppose that some day this will all be worth it.

Towing a GM with a Ford? That sounds right. Hey if any one else is looking for some cool autumn air, don't come to NH. it's supposed to be in the 60's all weekend

Actually that is why I left my landlord because I bought a house.
That's why it was so good that I could go month to month till it was built.
