Question Canadians, want to run something by ya, ey!

If you know anything about Canadian real estate especially, please chime in:

I (along with several other family members) own 160 acres of property that is land locked by the Goulet River. This is located just north of Sault Ste Marie, about 30 miles.

This property has not been utliized whatsoever and has been in the family for about 30 years. It was logged about 15 years ago. There's nothing on it.

Anyway, we had it appraised back in 2003 for about 35K. Do you think the property has increased or decreased since then, and by how much?

We're going to start utilizing it. There's going to be a cabin put on it. I just need to figure out #s wise, what it's worth about. In your opinion of course. The guy who's puttin' the cabin on it made us a lowball offer to buy it outright and give us forever access to the cabin and the property. Chances are we'll keep it in the family but it's a lot of convincing either way. I'm kinda QBing this thing.

use the filters, do a search of comparables and that should help give you a good idea.

You can also do a realtor search of Sault st Marie, call one up, tell him you're thinking of listing and ask an opinion. These guys are more than happy to help, especially if they think you will give them the listing.

The market is starting to cool down here as well. Not like what America is experiencing, but stuff is sitting a lot longer, and prices are coming down.
The boom has definitely settled down.

What's a good website to look for real estate in Florida? Not to h/j your thread, but something like our mls.ca site?

I heard you can get a pretty nice place in Florida for 100k now, I wanted to know a good site to look at listings.

Well, if the propert has gone up, it hasn't been that much. And the US $ being equal, has certainly hurt. I was up a few years ago, and it's deep back woods, one way in and one way out with a 4x4. The property isn't worth much per acre obviously, so I'm just trying to figure out if anyone familiar with area has seen much developing out that way. I want to be able to give everyone in the family the option to buy in or buy out, and then get it re-titled. I'll check out that site though, thanks.

I'm in real estate here in Central Florida. Where are you looking at in Florida. We've got MLS but only realtor's can access it. Try checking out www.realtor.com though. In my area you're still not going to be getting a nice house for $100,000. In my area for a decent house, 3/2/2 with ~2,000 sq ft it'll run you $180-240K depending on location, amenities, etc.

Thanks thumper, I was unaware, I'll fix that toot sweet.
I was thinking Fort Lauderdale or in the Orlando area.
Can you get a decent condo for 100k?
Something with a nice common pool area and no riff raff, or is this asking for too much in that price range?

I'll be honest, I don't deal with many condos, so I can't really answer that completely honestly. But in my opinion, I think you'd be spending a little bit more than $100K. I know our office has a "condo" for sale in a retirement community with a common pool area, gym, etc. It's a pretty small unit, about 20 years old, and it's listed at $120K. It's not overpriced either.

well no riff raff until you get there right j/k Habibi good luck with your search and it is not localized but you can always check out http://www.remax.com/ it will give you some good info and a nice general picture of almost anywhere in the country

Thanks for the link, I'll have a look.
We've used a remax guy to sell our last 3 houses, always worked out well.
