I think ours is about $600/year, which includes additional coverage for pool equipment.

I have had every house I have owned the last ten years covered by American Home Shield ..

The are not very good for small, maintainence items, like stove, dishwasher etc, but have been very good with larger items. the last three houses I have sold ALL had the AC system go out as I was getting ready to list them. AHS replaced all three systems, no questions asked. Only additioanl cost was the freon recovery, which it clearly states int he warranty is not covered. I have also had good experiences with their plumbers ..

I was even able to add additional $$$ to the last replacement to get a better quality unit than the contractor grade that was installed with the house ..

They even replaced my pool pump in Georgia, when it went out .

I won't ever have a house again that is not covered. I use it for big ticket items only, but at $500 a year .. it is cheap insurance.
