house closing?

house closing?

getting real tired of looking at all the crap out there. one of my customers is a small custom builder, and he is putting a real nice 2000 sqft house with oversize 2 car garage on a half acre. i have had a realtor helping us to get into houses, but in order to get a real good deal i would have to go in without the realtor. i plan on giving her the full 6% when selling our current home though. my question is how hard is closing really? do i need to take in a lawyer? it has been 20 yrs since i went thru this. i think if the price is even remotely in our ballpark we will have to jump on it. it is actually being finished framed now. has a full basement even. we have a place already hooked up for getting our loan taken care of. so......thoughts anyone? i really hope this will be the end. the new house should only be about 20k higher then any of the higher older homes we have looked at that need work. most would need about 10-20k to bring up to our likes anyway. then if any major system takes a dump, then the price gets really nuts.
plus we would not have to worry about paying for any tests on the house....money saved there.

I just bought a house recently and closing wasn't that big of a deal. The bulk of the paperwork is all the financing anyways, and that is taken care of by the bank. You'll probably want to bring in a real estate lawyer to make sure all your ducks are in a row and that you have all the proper documents taken care of, but the bulk of the work is done by the bank and the sellers agent. It's nothing you can't tackle yourself with a little bit of help.

6% Commission?
Is the house your selling an easy sell?
6% seems a little stiff.
It used to be that way years ago here, but they lowered it to 5%, and now a discount company is offering 3.5%.

Since house prices have increased so much, they still make a good buck at 3.5%

Around here a good real estate lawyer will charge you about $700 for his services (worth every penny)

I would negotiate the 6% if I were you (unless you're loaded and don't care about the money)
I negotiated the commission on my last 2 houses, and they both went down to 3.5. Hey, it's your money, better you hang onto it than give it away.

Good luck with your new place, sounds nice.
Bungalow or 2 story?

it is a 2 story. we had been looking at ranchers lately and all keep coming up way short on something. the rate we had talked about was 5% originally. i just figured since they wouldn't be part of the new house sale for us that is i should compentsate? is that dumb? i don't have money to burn and we are trying to be frugal with the right choice. all the ones we looked at would have cost us something to fix the way we would want...ie: new kitchen (most are in bad need of updating). bathrooms also need work, and even most of the houses we looked at would require new flooring. what we wanted was room for the rv, a garage, and air. you would be suprised at the price range we have been looking in and any house we were remotely interested in didn't have one of the big three. plus work in updating....so this could really work out i think. will know alot more this friday.
