New Home Loan... bank? credit union? mortgage company?

New Home Loan... bank? credit union? mortgage company?

So we are shopping around to convert our construction loan into a mortgage and I thought I'd pick your brains to see what pro's and con's come with the various types of lenders. Right now we are leaning towards our local Countrywide and one other small town mortgage company. The bank we have the construction loan through was going to get our business, but they are starting to flake out on us and are telling us things they should of months ago. We aren't happy with the lack of knowledge they have shown us so far, including setting us up for a loan program that they should of known we don't qualify for.

Any insight would be highly appreciated.

You mean you had to borrow money for that little concrete house??

jk....how did it all turn out? is it completly finished? Id like to see some pictures of the cabinets and any fireplace surround or other neat cabinetry. (hense i build cabinets and looking for ideas)

We are getting close to being done. All the cabinets are in except for the custom ones I ordered for the entertainment center. Those are holding me up to put the laminate flooring in the living room because we built them to be flush mount, and I won't be able to get them in after the flooring is on. I'm told they will be here on Wednesday, then I can get the laminate done, then the carpet gets installed on Monday-Wednesday of next week. The tile work will be done by Friday, so I'm told, which hopefully will include our fireplace surround.

The only things left after flooring are countertops, interior doors and trim. The kitchen is very custom, I've got some pictures but can't find the disk for them. I'll post them up if I can find them.

The main reason for my post is that it seems like mortgage companies are the best bet, we are finding the best rates through them, but we got burned from a mortgage company before that went out of business. I haven't heard any real non-biased opinions about what is the best route to go with.

Pics will come soon hopefully.

When we bought our house 18 months ago we spoke to several banks and lending companies. Ultimately the one that gave us the lowest interest rate was Ditech.com. I was a little apprehensive about going with what I'd always thought to be a fly-by-night operation (judging by their TV commercials!) After speaking with them on the phone I learned that they are a division of GMAC financing. I figured that wasn't so fly-by-night! The people we dealt with were all very professional, friendly, helpful and knowledgeable. When interest rates started to climb and we hadn't finalized the paperwork yet, the lady we were working with from Ditech called us and told us the rates were going up and faxed us papers to sign to lock in the lower rate. Extremely helpful!

All in all I can't complain about the experience. 18 months later and things are running smoothly.

We bought our house through Countrywide. Everything was fine, after 2 months they transfered our morgage to The Leader mort. co. after 6 months they transfered to US Bank Mort.CO. But we never had to deal with anything. We just make our payments thats it. So far everything is fine (almost 6 years)
