Paid 69,000 for this old house, Payments are $684.00 per month. Put about 15,000 into the past five years. New furnace, A/C, new roof, upgraded electrical, patio new windows and a bunch of other stuff. My biggest problem is my taxes keep going up and up. So much for a fixed mortgage.

Yea, 17.0 is the Mil Rate. As far as I know that is $17 for every $1000 that the house is assessed at, but I might have that wrong. Things fell into place for my wife and I to build our dream home while we are young, so we decided to go all out. My wife tried talking me into moving to Anchorage, but I lived there for a short while years ago and prefer Fairbanks any day of the year, even February.

mattadams, some cities in Alaska have sales tax, and I'm not sure how their property taxes are. We keep voting it down, but now that I'm about to become a property tax payer in a larger way, I'm starting to think a sales tax isn't such a bad idea now. I never realized the amount that property owners are taxed here, but I'm about to get a dose of reality in a couple of months.

Well guys, I offered about 20k lower that what they were asking. They came back with a counter offer about 3k more, and I jumped on it. Im only paying a couple grand more than the city assesment of the property, and usually around here properties are selling at least 30k-40k above the city assessment.

I feel I got a pretty good deal, hopefully closing goes smooth.

Congrats! I've seen houses here sell from 60% over to double the assessed value.

05RMLT,

I think it's $17 per $100 assessed value, not $1,000.

I just figured mine out and it $17 per $1000. If it were per $100 my taxes would be $102k a year. lol

Here in Virginia we have both Income Tax and Sales Tax,
Property Taxes in the county are 0.6975%

I own undeveloped property in New Hampshire with no Income Tax and no Sales Tax,
Property Taxes are 1.5%.

I'm doing it backwards, I should be living and working in NH and own undeveloped property in VA. I figure my state tax bills would be cut in half.

It's funny when my NH brother-in-law comes down to visit. He'll grab a six-pack on sale for $6.95
The clerk rings him up and asks for that will be $7.26.
He always says something like, "Wait a minute you! That beer was on sale!"

Everytime he thinks he's getting ripped off.

Good to hear, it was only a couple months ago around here and you wouldn't think of offering anything less than the asking price, usually it was a bidding war. I am trying to buy a house right now, actually decided to build again because by the time it is finished next christmas, my current home will be up in value, and my new home price will be locked in a couple weeks.
Built our first home 5yrs ago for $145000, appraised at $350000 now, looking to build for around the $450000 mark now, and this is just a normal 1800sq ft home with a two car attached garage.
