Doing the final walk on house today

We have been working very close with the contractor and it should be a breeze. Friday we close and weekend after next we move in.18 years in an apartment is enough but I,m gonna miss the free rent (perks of the job). Wish me luck. Thanks

Get repairs done early!!!!!

Make sure you go over the house with a fine tooth comb and get all the problems you spot fixed right away. In the beginning the builder will come out and fix things but if they are about to complete your community and move out then they will act like they dont know you once they are gone. My house had a final walk through after a year in the home and I could not get the customer service guy to come out. He just blew me off.

Sounds like you've been keeping tabs on it. The best way to fix problems is to find them before you close and they are still working on it.

The builder is a national company so finding them would'nt be a problem...they have a 2 year warranty on workmanship, with the first follow up after 90 days...besides being the handy kind of guy I am, it won't be a problem if something does come up...jeez I'm just thinking of all the stuff I gotta do this week end...paint the garage, paint the garage floor, put in the shelving and work bench in, run additional outlets to the work bench, paint the boys room 'camoflage' yes that right, he wants one wall 'camo'(he's 11)..install the faux wood blinds through out (I got a hell of a deal on those..11 windows and 1 door for 450 total from one of my suppliers, it wood not plastic)...install the c/fans in the bedrooms...hook up the fridge...Install the land scape lighting, it's solar so no wires to run,just stick and play...finish packing so we can move next week end

You're gonna do all of that THIS WEEKEND? It's taken me over two years to get that much stuff done, and it's not all done yet! I finished building my house and moved in, took a summer off from building, then started doing the smaller projects, faux blinds, shelving in the garage, putting finish on the window sills, etc, etc, etc... and it's still not done yet. I've been told that I'll be adding stuff to my house for years and I'll never be done.
It's a great feeling, though, being able to build something for yourself in your own home and not worring about landlords or apartment neighbors. Personally for me, it's watching my two daughters grow up in a house daddy built for them. However, I'm not telling my older one that you're painting your sons room in camo, that's her favorite color(s) and she'd want it painted that way, too.

Dont be fooled by the Builder being National. They all act the same once they have your money. They jump in the beginning but its a different song after they have the dollars. Like I said have a good hard look at the house on the walk through. Some things you will not find till you have actually lived in the house and used the amenities but be observant initially. I was blown away by how people treat you after they have been paid after buying my home. I have had the experience on a couple of occasions.

I,m hoping the camo will be easy( I,m holding off on that for now). My sales rep for the paint company I use at work gave me some tips. One was to take a thin piece of sponge that you can buy at the hobby store. Cut it into the shapes of the leaves and then take a piece of ply wood and cut it the same shape and glue the two togehter. Now put a handle on it and you can get the sponge part wet with paint and blot the wall with it to make the leave shapes. I got the garage painted and the floor(almost forgot to turn off the water heater whew). Got all the blinds up. Put up all the cieling fans. Moved about 50 boxes up there. Fixed the sprinkler system(some of the rotors were way off) and reset the timer. Installed the land scape lighting. Went around the yard and tampered the sod down so it looks much more even. I think I've figured out how to break the truck mod bug....buy a house..1. You won't have the money to buy mods anymore...2. You'll be to busy tinkering around the house to care.

Sounds like he's pretty handy and can do the little stuff himself. It'll be stuff like "wow the tile on the shower wall is all bowed out and crooked", that'll be a PITA. Hopefully those things are few.

Tub enclosures are a piece of cake. Not bragging but I can go in and tear out all the tile and sheetrock and have it all back up and grouted in 6 hours. Done it many times. I'm in the multi-family industry(build and manage) and I've done it all. So anything from electrical to A/C I will be able to handle. I was there last night and put track lighting in the kitchen plus took down the fixture in the garage, installed an additional 2 floresent lights and an outlet so I can later install my drop light reel to the cieling there. Then I ran an additional wire from the breaker panel over to the kitchen and installed another box with a switch and then wired over to the wall where there is a china cabinet knich there and installed 3 recessed lighting pots there. All that in just over 3 hours. My wife has never really seen me work and is just amazed. She thinks I put Bob whats his name to shame.
