property closing

property closing

We close on our new house on Mon. (8/4). Since it our first house, I was wondering what to expect. Our lender said we are all set, but closing details seam to run to the last minute.

Any comments or prior situations would be appreciated

Expect to sign a lot of paperwork..and bring a checkbook...We had to pay the seller for the oil in the tank...Usually small things like that come up.

Hopefully your lawyer will have everything under control and it won't be too confusing for you.

Don't forget to get the homeowners policy like I did...Had to be at our agents office morning of closing waiting on him...we made it but not by much.

As stated limber up your signing hand...may not be a bad idea to have your signatur legally changed to a line or something like that

Not closing related exactly, but schedule a walk-thru just before your closing appointment to make sure everything is in order per the purchase agreement.

That's a good point...We did and found the seller hadn't replaced a carpet so we ended up with an adendum to sign as well, which legally made sure we got the carpet we had agreed upon when we signed to buy the house.

make you sure you have all the paperwork you need, like the papers from the insurance company.

We have our insurance agent ordering our poilicy and ending our renters policy soon after. We have the walk-through scheduled the morning of the closing.
I just don't like the idea of unknowns ($$$) before we close. Our lawyer is a family friend so that saves us $ and he is very competent. I think we are just nervous on the first time home buying.
Hey, at least the truck will have it's parking space

We bought a 2 bed, 1 1/2 bath tri level town house in a complex near the Boston marathon starting line. 1625 s.f. with deeded parking.

Congrats...thats pretty cool. I grew up in Bellingham, which is right around Hopkinton, right down 495.

We are looking to move back there...not that I don't like NH and all, I just have all my teeth see ---> and no gun rack in the truck.

Make sure you have certified funds for the down payment. Your lawyer should coach you on this and the exact amount.

And yes bring your check book because there is almost always something extra. Not usually big though.

Make sure your insurance person gets the policy to the sttlement attorney on time.

Bring 2 pens!

You guys have help ease my mind .

This is the only time I'm glad that a lawyer is involved in something.

I'll bring pens and money.
Once we get a close number I will get a certified check and transfer the remaining funds into our everyday account( if there are any left).

I wouldn't! Let the mortgage company provide the pens, and then take them with you! It's the only thing you'll get out of 30 years of interest payments.
