Extang told me anything water based will not void warranty.

 

If it's washing off, you may not be rubbing in it. It's not like a dressing that can just be wiped on, You pretty much need to rub until dry. Not the easiest thing to do on a tonneau. I hate that one little spot on the middle that's just a little out of reach. One foot on the step bar, one foot on the tire, one hand on the third brake light, etc.

 

Another vote for the 303... however as mentioned, I don't apply it if its going to rain in the next few days as it does tend to streak if it's not absorbed yet. It is pretty long lasting and really protects. I use it on my hot-tub cover, it rules!

 

If it has a tear, why not use that warranty now? It'll be easier to tell/convince the manufacturer now that it was like that when you got it vs 9 months from now when it tears 6 inches telling them it was torn when you got it. I know it sucks not having your stuff on your truck, but in the long run it'll be to your advantage.
