Alarm problem?

Hi, my truck seems to have a problem with it's alarm system or keyless entry. Whenever I go to lock the truck with the key fob, it seems to lock just fine, but will chirp 3 times. If I press the lock button again, it'll honk once. Occasionally, the alarm (the passive anti-theft, nothing special, just the basic came-with-the-truck thing) will go off for no discernible reason. This happened about half an hour ago, waking me from a nice deep sleep (and probably half the neighborhood, too). I've consulted the manual, and can find nothing about why an alarm would go off randomly or why the horn would chirp 3 times when being locked. As far as I can tell no one has attempted to break in to the truck. The interior lights are all off, and the doors all seem to be shut normally. The truck is a lease, and is still under warranty, so I can take it back to the dealer but I'd like to avoid that hassle if I can just take care of it on my own.

Recap of my problem:

- horn chirps 3x upon locking
- alarm sounds randomly at odd times for seemingly no reason

Please help?
