Who needs a long bed?
The lot is 1.14 acres, and I have houses all around me. My closest neighbor is about 30 yards away on one side and 40-50 yards on the other side. I've got a nice chunk of land on the backside of the house to set up an outdoor archery range and build a tobogan run for the kids in the winter. I might build a detached garage/shed out there in the future too. You can never have enough garage and shop space.
My wife and I are looking for some remote land for a getaway, but we wanted to live close to town, so we didn't have a bunch of options. This neighborhood is one of the nicer ones in Fairbanks, and it has the out of town, woodsy feel, but we are only a few turns from being back in town. If we were to pick a lot with 5+ acres, the distance from town grows quite a bit, and the services like snow plowing and fuel delivery go way down. I really wish I had a few more acres on this lot though.
I just think of alaska as a big wilderness with maybe 5000 people in the whole state
I did not realize any of that. What does a lot go for in your area? My lot is worth about 60k. I have a septic so no sewer and no cable. We use propane since gas stops at the end of our road. I am however 3 miles from the largest shopping center. City size is about 100,000 people.

Our city size is about 30-40,000 people in the city, with another 40,000 or so living in the Borough, which is where I'm at. I bought the lot 8 years ago for 30K, and had offers just before we started to build for twice that. There are places that I can buy 100+ acres for 10K, but the land is going to be remote, and probably full of swamps, permafrost and access will be difficult. I'd like to find something off a river where we either have to take the boat or snowmachine to access.
We don't have water, sewer or gas in this area yet, but we are supposed to get water in the next two years. This is why I opted to do a holding tank instead of drill a well. It is also one of the few neighborhoods with covenants, which is what attracted us to this area. No dogteams, farm animals, vehicles on the streets, unsightly sheds and the houses have minimum square footage requirements.
Now we just have to do something about our local property taxes. I'm not sure of too many other places that have 16-19% mill rates.
