The first rule of thumb that was overlooked: If the guy next you is wanting a race, there's a good chance he's got something under the hood to accomplish the task. Sorry you fell for the sleeper appearance; I guess that's a lot better than something that looks like it can do the 1/4 in 8 secs and once you open the hood you realize it's a stock motor.
